Most people dream of the time when they can purchase a newly constructed home. Of course, everything is new, and this is your new home, no one has lived in this home before. Now because a house is new does not mean it’s free of deflects.
Here are some things you should remember when purchasing a new home.
1). Make sure you visit the build site as often as possible. This is important of course so you can keep an eye on what is going on, and to be able to discuss things as soon as they arise with your builder. While in the neighborhood look around at the other homes, is your home oversized or undersized for the neighborhood? Does your home match in style and construction?
2). Do your research when it comes to selecting a builder. Ask around you will be surprised what you will learn about a builder. If the community is partially built and there are folks already living there, knock on some doors and ask what their experience was like. Ask if they are satisfied with the end product. Does the builder follow up in a timely manner when called to warranty questions?
3). Make sure to inquire about the warranty program that comes with your new construction. Most builders have, at minimum, a customer care program and a first-year warranty, plus a longer-term structural warranty.
4). Many people believe they do not need an experienced real estate agent when looking for new construction. An experienced agent will negotiate with the builder to ensure pertinent items are covered during the first year of homeownership.
