The last couple of years have been a sellers’ market, and there doesn’t seem to be any indication of this changing soon. The real estate market has maintained its whirlwind pace despite major increases in home list prices. Home buyers are still eager to dive in headfirst into the home buying market.
Here is a scenario that happens quite often when buyers snooze. You see a home you love. It’s 10am, you get on the phone, text, and call your real estate agent. Your agent gets back to you within about 10 minutes. A time to view the property is set up. You go to view the home at the next available time. Now you discuss it and contemplate for making an offer. You hesitate in pulling the home buying trigger. So, you tell your agent you want to sleep on it. Then you say what all agents have heard from buyers. “It’s the first home we’ve seen, so we don’t want to make an offer on the first home.”
Your agent says ok and warns that the house could be gone by tomorrow. You now thinking, why is my agent applying pressure. Well, your agent wouldn’t be a good agent if they don’t let you know how fast the market is moving.
Ok, it’s the next morning you decide to make an offer, the night’s sleep has cleared your head. You discussed your offer with your agent, the offer is ready to be presented. Your agent calls the seller’s agent to see if there are any major wants that the seller can’t live without.
Then it happens you get the dreaded call where your agent says, the sellers’ have already accepted an offer, the house is pending. Your stomach sinks, a sense of doom comes over you.
Now the obvious hits you square in the face, we should have made this offer yesterday. You guessed it, you snoozed, and you lost the opportunity at a chance at your dream home.
I tell my clients to take time and really think about what they want and need in a home. If you do this, you will know immediately if you want a home or not once the walk through is complete.
If you do your research and a little soul searching you won’t hesitate in making this crucial decision. Your agent should help by asking questions which will get you to consider what is important to you when purchasing a home. Don’t get caught snoozing, do your homework, and be true to what you want.
